A brochure shows the project. A price sheet shows the cost. Ask for both in one go.
How To Read A Brochure Like A Buyer
A brochure is designed to attract you, so it shows the best side of a project. That is fine, as long as you read it with the right questions in mind.
- Check the small print first. Phrases like "indicative", "artist's impression" and "subject to approvals" tell you which pictures and numbers are not final.
- Match the numbers. The area, the number of units and the RERA numbers in the brochure should match the ones on the official site. See the RERA page.
- Look for what is missing. If the brochure does not mention carpet area, maintenance charges or the possession date, ask for them.
- Separate pictures from promises. Interior visuals show style, not what is included in the price.
- Keep a copy. If you book, keep the brochure you were given. It helps if there is a dispute later.
Brochure Versus Sale Agreement
The brochure is not a contract. The sale agreement is. If a facility or finish matters to you, make sure it appears in the agreement and not only in the brochure. This is one of the most common gaps buyers discover too late.
Read the specification schedule, the payment plan and the possession clause in the agreement and compare them with the brochure. Our booking process explains each step, and the possession page explains the timeline of both phases.
Questions To Mark Up In Your Copy
Turn the brochure into a working document.
Money questions
- Is the rate on carpet, built-up or super built-up area?
- What is the total cost with taxes, parking and maintenance?
- How much is the booking amount and is it refundable?
- Which payment plan applies to my tower?
Project questions
- Which phase and which tower is the unit in?
- Which amenities are ready first?
- What is the committed possession date?
- Which specifications will be named in the agreement?
Print the brochure or keep it on your phone and note the answers next to each page. When you compare two projects later, these notes tell you which one was clearer about the details.
