Always read the number from the official site and match it with the one on the developer's advertisement and your sale agreement. You can check any registered project on the official Karnataka RERA website.
What Is RERA And Why It Matters
RERA stands for the Real Estate (Regulation and Development) Act, 2016. It was introduced to bring more clarity and discipline to the sale of homes that are still being built. Each state has its own authority, and in Karnataka it is K-RERA.
For a buyer, the Act does several useful things. A project above the notified size must be registered before the developer can advertise or sell. The developer has to disclose the plans, the approvals, the timeline and the promoter details. Sales are made on carpet area, which is the usable area inside the walls. A large part of the money collected from buyers has to be kept in a separate project account and used for that project.
The Act also gives you rights if things go wrong. If a project is delayed beyond the date in the agreement, you can ask for interest for every month of delay or, in many cases, withdraw and ask for your money back with interest. Knowing these rights makes you a more confident buyer.

Your Rights As A Buyer Under RERA
These are the points that matter most to a home buyer. They are summarised in simple words here and are not legal advice.
- The developer cannot take more than 10% of the cost as an advance without first signing a registered agreement for sale.
- The agreement must state the carpet area, the price, the payment schedule and the date of possession.
- Money from buyers must go into the project's designated account. Pay only to the account named in the agreement and never to an individual.
- If the developer delays possession beyond the agreed date, you can claim interest for the delay or exit the project and seek a refund with interest.
- The developer must fix structural defects reported within five years of possession, at no cost to you.
- You can file a complaint with the authority if you face a problem.
These rules apply to every registered project. The sale agreement, together with the booking process, is where they come to life, so read it carefully and ask a lawyer to review it if you are unsure.
RERA And The Possession Timeline
Under RERA, the developer declares a completion date when the project is registered. For Godrej MSR City, the expected completion is 2030 for Phase 1 and 2031 for Phase 2. The date in your sale agreement is the one that counts legally.
Check that the agreement date does not run beyond the date on the RERA certificate, and look at how many months of grace the agreement allows. Our possession page explains the timeline in more detail, and the launch date page shows when each phase began.
