Godrej MSR City Reviews: What We Can And Cannot Tell You
People search for reviews to answer one question: will I be happy if I buy here? For Godrej MSR City the honest position is that the first towers are still under construction. Phase 1 launched in April 2025 and Phase 2 in June 2025, so there are no resident reviews yet and we will not make any up.
What we can do is lay out the facts that shape a good purchase: the developer's record, the project's strengths, the points that need checking and the questions that real buyers ask. Use this page as a decision aid rather than a rating.
Project Snapshot
Four numbers that explain why the project gets attention.
What Buyers Tend To Like
These are the points that come up most often when buyers discuss the project.
Location near the airport
The site is about 9 km from Kempegowda International Airport, with direct access to NH-44, Airport Road and the Satellite Town Ring Road. This suits frequent flyers and people working in North Bangalore.
Open space
Around 20 acres of the 62-acre township stay green. Families often rank this above any single amenity.
Roomy layouts
Sizes from 1,186 sq. ft. for a 2 BHK are generous. Wide balconies add to the feel of space.
A well-known developer
Godrej Properties has a long record across Indian cities, which gives buyers some comfort on delivery and service.
RERA registration
Both phases are registered with Karnataka RERA, and the numbers can be checked online.
Scale of facilities
A clubhouse of about 1.5 lakh sq. ft. across the township is large by any standard.

What To Check Before You Decide
A balanced view helps more than a star rating.
Things worth verifying
- The final price, taxes and total outgo on the cost sheet
- RERA numbers for both phases on the official portal
- Approved plans and the tower you are buying in
- The handover date in the sale agreement
- Specifications promised in writing
- Maintenance charges and who collects them
Things that are still ahead
- The township is under construction, so you cannot see finished homes yet
- The metro station near the project is upcoming, not operating
- Social infrastructure around the site is still growing
- Possession is expected in 2030 (Phase 1) and 2031 (Phase 2)
- Prices can change as sales progress
Under-construction purchases always carry timing risk. The best protection is to read the agreement carefully and to track progress against the payment schedule. Our booking guide explains the stages in plain language.
Developer Track Record
Because the project is new, the developer's history is the most useful evidence available. Godrej Properties Limited reports more than 175 projects across over 15 cities and over 1,00,000 happy families as of March 2026. In FY 2024-25 it recorded a booking value of about ₹29,444 crore from 15,302 homes and delivered around 18.4 million sq. ft.
These are company-reported figures, so treat them as a starting point. A good habit is to visit one completed Godrej project near you, talk to residents and ask about construction quality, response to complaints and how maintenance is handled. That one conversation can tell you more than any brochure.
The project is promoted by M S Ramaiah Ventures LLP, which is the entity named in the RERA registration. See the RERA page for the details.
Who Is This Project Best For
Every project suits some buyers better than others.

A short drive to the airport saves time on every trip.
Professionals in North Bangalore
The aerospace park and business parks are close by.
Families wanting space
Large homes, wide balconies and 20 acres of green are the draw.

Those who can wait until 2030 or 2031 and want to hold the home for years.
Questions Real Buyers Ask
Over time, a handful of questions come up again and again in conversations with buyers. Think of them as a checklist for your own visit.
- How soon can I expect to move in, and what happens if there is a delay?
- What is the all-inclusive price for my floor and tower?
- How will the road and metro plans near the site change my daily commute?
- What will monthly maintenance cost once the township is full?
- Which amenities are ready first?
