Godrej MSR City Possession Date
If you are planning your move, here is what the timeline looks like.
Phase 2: 2031Expected completion
Godrej MSR City is under construction, and the expected completion is 2030 for Phase 1 and 2031 for Phase 2. Phase 1 has 31 towers and 1,961 apartments. Phase 2 has 8 towers and 602 apartments.
These are the timelines shared with the market. The date that binds the developer is the one written in your sale agreement and in the RERA registration, so always check them.
Phase 1 And Phase 2 Timeline
The two phases run on different schedules.
| Phase | Towers | Apartments | Launched | Expected completion |
|---|---|---|---|---|
| Phase 1 | 31 | 1,961 | April 2025 | 2030 |
| Phase 2 | 8 | 602 | June 2025 | 2031 |
The gap between the phases is about a year. That means a buyer in Phase 1 may wait about five years from launch, and a buyer in Phase 2 about six. Build this into your plan for rent, loan and family needs.
What Can Affect The Possession Date
Construction of a large township depends on many moving parts. Some of the factors that can change a handover date are:
- Approvals and clearances at different stages
- Weather, especially a long monsoon
- Supply of labour, steel, cement and other materials
- Utility connections such as power and water
- Changes in plan that need new approvals
- The pace of sales, since construction is partly funded by buyer payments
None of this means a delay is certain. It means the date is an estimate, and a careful buyer asks how it is tracked. Under RERA, the developer must give updates on progress, and you can compare them with the date on the RERA certificate.

How To Plan Around A 2030 Or 2031 Handover
Waiting years for a home needs a little planning.
Your current housing
If you rent today, work out how long you will keep paying rent while you wait. Include rent increases in your budget.
Loan timing
With a construction-linked plan, the bank pays in stages and you pay interest on the amount released. Your full EMI starts later. See the price page.
Family needs
Think about school years, job changes and family size over the next five years.
Cash buffer
Keep reserves for registration, interiors and the move itself.
Protect Yourself On Possession
Three simple habits protect most buyers.
- Read the possession clause. Find the committed date, the grace period and what happens after that. Ask for the clause to be explained in plain words.
- Link payments to progress. Prefer a plan where each payment follows a construction stage, and check the stage before you pay.
- Inspect before accepting. On handover, compare the home with the specification schedule and note any defects in writing before you take the keys.
If a delay does happen, RERA gives you the right to claim interest for the period of delay or, in many cases, to withdraw and ask for a refund with interest. Details are on our RERA page. For the steps from booking to handover, see the booking process.
What Happens At Handover
Before you receive the keys, you will usually be asked to clear the final payment and sign a possession letter. Check that you have the occupancy certificate and that the building is ready to be lived in, with lifts, water, power and common areas working.
You will also be asked to pay maintenance deposits and sign up with the maintenance body. Registration of the sale deed is done around this time. Keep copies of every paper. If you plan to furnish the home, ask the developer about the rules for interior work. To see what the finished township is meant to offer, browse the amenities.
