About The Layout Drawings

The detailed unit plans for Godrej MSR City are being finalised and released by the developer in stages. We do not want to show you a drawing that may not match what you finally buy, so instead of placeholder images this page explains each layout in words and tells you how to judge a plan once you receive it.

When you request floor plans through the form, our team will send the latest available drawings for the phase and tower you are interested in. You can also ask for the project brochure, which the developer prepares with unit layouts.

2 BHK Apartment: 1,186 to 1,292 Sq. Ft.

A practical first home with more room than most two-bedroom homes.

The 2 BHK is the entry layout and starts at ₹1.18 Crore*. At 1,186 to 1,292 sq. ft., it is on the larger side for a two-bedroom home in the market, so rooms are likely to feel comfortable rather than tight.

This layout suits a couple who want a spare room for work or a guest, and small families with one or two children. It is also the easiest unit to rent out, because the budget range appeals to the large number of professionals working around the airport and the aerospace park.

What to check

  • Where the living room and the balcony sit relative to each other
  • Whether both bedrooms get natural light
  • Kitchen shape and space for a utility area
  • Placement of the common bathroom
  • Which direction the main windows face

3 BHK 2T Apartment: 1,585 to 1,626 Sq. Ft.

Three bedrooms without paying for a third bathroom.

What to check

  • How the third bedroom can be used (study, guest room or children's room)
  • Distance between the master bedroom and the other rooms for privacy
  • Whether the two bathrooms are well placed for a family of four or five
  • Balcony access from living and bedroom areas
  • Storage and wardrobe space

The 3 BHK 2T starts at ₹1.58 Crore*. The "2T" means two toilets, which keeps the layout efficient while still giving you three bedrooms.

It is a strong choice for a growing family. The third room can be a child's room today, a study tomorrow and a guest room later. Compared with the 3 BHK 3T it saves money and space, which you may prefer to spend on interiors.

3 BHK 3T Apartment: 1,842 to 1,876 Sq. Ft.

The roomiest option in the township.

The 3 BHK 3T is the largest layout and starts at ₹1.84 Crore*. With three toilets, every bedroom can have easy bathroom access, which is a real comfort for larger families or homes with regular guests.

At about 1,850 sq. ft., it leaves room for a proper dining area, a work corner and generous storage. If you work from home or plan to host family often, this is the layout to look at first.

What to check

  • Whether each bedroom has an attached bathroom
  • Size of the living and dining area together
  • Space for a home office
  • Balcony size and view
  • Servant room or utility space, if any

How To Read A Floor Plan

A floor plan looks like a technical drawing, but a few habits make it easy to understand.

  • Carpet area is the space inside your walls where you can lay a carpet. This is the area you actually use.
  • Built-up area adds the thickness of walls and balconies to the carpet area.
  • Super built-up area adds a share of common spaces such as lobbies and stairs. Rates quoted on this area look lower but cover less usable space.
  • Loading is the gap between carpet and super built-up area. A lower loading means you get more usable space for your money.

Walk through the plan as if you were moving in. Where does the sofa go, where does the dining table go and where does the bed fit? If any room looks awkward on paper, it will feel the same in person.

Once you have the plan, compare it with the price on the price page and the specifications on the specifications page to see the whole picture.

Practical Tips When Choosing A Layout

A few quick checks help you avoid regret later.

Think about direction

Ask which way the living room and bedrooms face. Morning light and cross-ventilation make a big difference.

Check the balcony

Wide balconies are a highlight at Godrej MSR City. Check their size and where they open.

Look at the shape

Square rooms are easier to furnish than long narrow ones, even at the same area.

Plan for the future

Choose for the family you expect in five years, not only the one you have today.

Match your budget

A larger layout means a larger loan. Use the EMI illustration to see what is comfortable.

Know your phase

Phase 1 and Phase 2 differ in timeline. See the possession page.
